Washington, DC, February 24, 2012 (Realtor.org) According to the National Association of Realtors? quarterly commercial real estate forecast, all of the major commercial real estate sectors are seeing improved fundamentals, but multifamily housing is becoming a landlord?s market commanding bigger rent increases. These trends also are confirmed in NAR?s recent quarterly Commercial Real Estate Market Survey.

Lawrence Yun, NAR chief economist, said vacancy rates are improving in all of the major commercial real estate sectors. ?Sustained job creation is benefiting commercial real estate sectors by increasing demand for space,? he said. ?Vacancy rates are steadily falling. Leasing is on the rise and rents are showing signs of strengthening, especially in the apartment market where rents are rising the fastest.?

NAR forecasts commercial vacancy rates over the next year to decline 0.4 percentage point in the office sector, 0.8 point in industrial real estate, 0.9 point in the retail sector and 0.2 percentage point in the multifamily rental market.

?Household formation appears to be rising from pent-up demand,? Yun said. ?The tight apartment market should encourage more apartment construction. Otherwise, rent increases could further accelerate in the near-to-intermediate term.?

The Society of Industrial and Office Realtors? shows a notable gain in its SIOR Commercial Real Estate Index, an attitudinal survey of 297 local market experts.(1)

The SIOR index, measuring the impact of 10 variables, jumped 8.3 percentage points to 63.8 in the fourth quarter, following a gain of 0.6 percentage point in the third quarter. The index remains well below the level of 100 that represents a balanced marketplace, which was last seen in the third quarter of 2007.

Most market indicators posted advances in the fourth quarter, but 71 percent of respondents said leasing activity is below historic levels in their market ? an improvement from 83 percent in the third quarter. Only 29 percent report there is ample sublease space available.

Office and industrial space remains a tenant?s market ? 87 percent of participants feel that tenants are getting a range of benefits ranging from moderate concessions to deep rent discounts.

Construction activity is still low, with 95 percent of experts reporting it is below normal, and 83 percent said it is a buyers? market for development acquisitions; prices are below construction costs in 78 percent of markets.

Participants are broadly expecting stronger conditions for the current quarter, with two out of three expecting market improvement.

NAR?s latest Commercial Real Estate Outlook(2) offers projections for four major commercial sectors and analyzes quarterly data in the office, industrial, retail and multifamily markets. Historic data for metro areas were provided by REIS, Inc.,(3) a source of commercial real estate performance information.

Office Markets
Vacancy rates in the office sector are projected to fall from 16.4 percent in the current quarter to 16.0 percent in the first quarter of 2013.

The markets with the lowest office vacancy rates presently are Washington, D.C., with a vacancy rate of 9.5 percent; New York City, at 10.0 percent; and New Orleans, 12.4 percent.

After rising 1.6 percent in 2011, office rents should increase another 1.9 percent this year and 2.4 percent in 2013. Net absorption of office space in the U.S., which includes the leasing of new space coming on the market as well as space in existing properties, is forecast at 20.1 million square feet in 2012 and 28.1 million next year.

Industrial Markets
Industrial vacancy rates are likely to decline from 11.7 percent in the first quarter of this year to 10.9 percent in the first quarter of 2013.

The areas with the lowest industrial vacancy rates currently are Orange County, Calif., with a vacancy rate of 4.8 percent; Los Angeles, 4.9 percent; and Miami at 7.6 percent.

Annual industrial rent is expected to rise 1.8 percent in 2012 and 2.3 percent next year. Net absorption of industrial space nationally is seen at 40.6 million square feet this year and 57.7 million in 2013.

Retail Markets
Retail vacancy rates are forecast to decline from 11.9 percent in the current quarter to 11.0 percent in the first quarter of 2013.

Presently, markets with the lowest retail vacancy rates include San Francisco, 3.6 percent; Fairfield County, Conn., at 5.1 percent; and Long Island, N.Y., at 5.4 percent.

Average retail rent should rise 0.7 percent this year and 1.2 percent in 2013. Net absorption of retail space is projected at 9.9 million square feet this year and 23.9 million in 2013.

Multifamily Markets
The apartment rental market ? multifamily housing ? is likely to see vacancy rates drop from 4.7 percent in the first quarter to 4.5 percent in the first quarter of 2013; multifamily vacancy rates below 5 percent generally are considered a landlord?s market with demand justifying higher rents.

Areas with the lowest multifamily vacancy rates currently are New York City, 1.8 percent; Minneapolis and Portland, Ore., each at 2.5 percent; and San Jose, Calif., at 2.7 percent.

After rising 2.2 percent last year, average apartment rent is expected to increase 3.8 percent in 2012 and another 4.0 percent next year. Multifamily net absorption is forecast at 209,900 units this year and 223,600 in 2013.

I've been pondering this recently. Here in the USA we tend to feel pretty holier-than-though, but for the most part we have pretty dirty assholes. I mean, poo touched that and we just wipe it off with some paper. If poo touched your hand, would you be content to wipe it off with paper? So why do we tolerate it with our assholes?

I'd love to see some demographics on countries sorted by asshole cleanliness. I'm guessing that just like education and health care, the USA would be solidly in the middle of the pack. I suspect that Japan probably would have the most-clean assholes in the world, just based on their high end toilet technology. I'm not sure I want to speculate on the dirty end of the scale so as not to risk diplomatic incident.

Rare Earth element found far, far away

Nearly 13.7 billion years ago, the universe was made of only hydrogen, helium and traces of lithium ? byproducts of the Big Bang. Some 300 million years later, the very first stars emerged, creating additional chemical elements throughout the universe. Since then, giant stellar explosions, or supernovas, have given rise to carbon, oxygen, iron and the rest of the 94 naturally occurring elements of the periodic table.

Today, stars and planetary bodies bear traces of these elements, having formed from the gas enriched by these supernovas over time. For the past 50 years, scientists have been analyzing stars of various ages, looking to chart the evolution of chemical elements in the universe and to identify the astrophysical phenomena that created them.

Now a team of researchers from institutions including MIT has detected the element tellurium for the first time in three ancient stars. The researchers found traces of this brittle, semiconducting element ? which is very rare on Earth ? in stars that are nearly 12 billion years old. The finding supports the theory that tellurium, along with even heavier elements in the periodic table, likely originated from a very rare type of supernova during a rapid process of nuclear fusion. The researchers published their findings online in Astrophysical Journal Letters.

"We want to understand the evolution of tellurium ? and by extension any other element ? from the Big Bang to today," says Anna Frebel, an assistant professor of astrophysics at MIT and a co-author on the paper. "Here on Earth, everything's made from carbon and various other elements, and we want to understand how tellurium on Earth came about."

'In the halo of the Milky Way,' a rare element found

The team analyzed the chemical composition of three bright stars located a few thousand light-years away, "in the halo of the Milky Way," Frebel says. The researchers looked at data obtained from the Hubble Space Telescope's spectrograph, an instrument that splits light from a star into a spectrum of wavelengths. If an element is present in a star, the atoms of that element absorb starlight at specific wavelengths; scientists can observe this absorption as dips in the spectrograph's data.

Frebel and her colleagues detected dips in the ultraviolet region of the spectrum ? at a wavelength that matched tellurium's natural light absorption ? providing evidence that the rare Earth element does indeed exist in space, and was likely created more than 12 billion years ago, at the time when all three stars formed.

The researchers also compared the abundance of tellurium to that of other heavy elements such as barium and strontium, finding that the ratio of elements was the same in all three stars. Frebel says the matching ratios support a theory of chemical-element synthesis: namely, that a rare type of supernova may have created the heavier elements in the bottom half of the periodic table, including tellurium.

No ordinary supernova

According to theoretical predictions, elements heavier than iron may have formed as part of the collapsing core of a supernova, when atomic nuclei collided with huge amounts of neutrons in a nuclear fusion process. For 50 years, astronomers and nuclear physicists have modeled this rapid process, named the r-process, in order to unravel the cosmic history of the elements.

Frebel's team found that the ratios of heavy elements observed in the three stars matched the ratios predicted by these theoretical models. The findings, she says, confirm the theory that heavier elements likely formed from a rare, extremely rapid supernova.

"You can make iron and nickel in any ordinary supernova, anywhere in the universe," Frebel says. "But these heavy elements seem to only be made in specialized supernovas. Adding more elements to the observed elemental patterns will help us understand the astrophysical and environmental conditions needed for this process to operate."

Frebel is continuing the search for heavy elements in space. For example, selenium ? which is similar to tellurium ? has yet to be detected in the universe. Tin, Frebel says, is also a difficult element to spot, as are many elements along the same row as tellurium in the periodic table.

"There are still quite a few holes," Frebel says. "Every now and then, we can add an element, and it adds another data point that makes our work easier."

Oil Prices Surge To 9-Month High After Iran Cut Exports To Britain And France

-- Oil prices jumped to a nine-month high above $105 a barrel on Monday after Iran said it halted crude exports to Britain and France in an escalation of a dispute over the Middle Eastern country's nuclear program.

By early afternoon in Europe, benchmark March crude was up $1.91 to $105.15 per barrel in electronic trading on the New York Mercantile Exchange. Earlier in the day, it rose to $105.21, the highest since May. The contract rose 93 cents to settle at $103.24 per barrel in New York on Friday.

Markets in the United States are closed Monday for the Presidents Day holiday.

Iran's oil ministry said Sunday it stopped crude shipments to British and French companies in an apparent pre-emptive blow against the European Union after the bloc imposed sanctions on Iran's crucial fuel exports. They include a freeze of the country's central bank assets and an oil embargo set to begin in July.

Iran's Oil Minister Rostam Qassemi had warned earlier this month that Tehran could cut off oil exports to "hostile" European nations. The 27-nation EU accounts for about 18 percent of Iran's oil exports.

The EU sanctions, along with other punitive measures imposed by the U.S., are part of Western efforts to derail Iran's disputed nuclear program, which the West fears is aimed at developing atomic weapons. Iran denies the charges, and says its program is for peaceful purposes.

Analysts said Iran's announcement would likely have minimal impact on supplies, because only about 3 percent of France's oil consumption is from Iranian sources, while Britain had not imported oil from the Islamic republic in six months.

"The price rise is more a reflection of concerns about the further escalation in tensions between Iran and the West," said commodity analyst Caroline Bain of the Economist Intelligence Unit. "Banning the tiny quantities of exports to the U.K. and France involves very little risk for Iran ? indeed quite the opposite, it catches the headlines and leads to a higher global oil price, which is something Iran is very keen to encourage."

Oil prices also rose on hopes that Greece's new bailout deal will be approved on Monday as well as by China's decision to boost money supply bid to spur lending and economic growth. China's central bank said Saturday it will lower the ratio of funds that banks must hold as reserves, a move that frees tens of billions of dollars.

Oil has jumped from $96 earlier this month amid optimism the global economy may grow more this year than previously expected. J.P. Morgan raised its Brent crude price forecast to as high as $135 from $120 ? on Monday, the April Brent crude contract was up 79 cents at $120.37 per barrel on the ICE Futures exchange.

"Building economic momentum has the potential to pull oil prices higher for the next 12 to 24 months," J.P. Morgan said in a report.

In other energy trading in March contracts, heating oil gained 1.61 cents to $3.2050 per gallon and gasoline futures rose 3.2 cents to $3.22 per gallon. Natural gas lost 4.8 cents to $2.636 per 1,000 cubic feet.

Bird flu studies should be published in full, WHO says
A study describing deadly lab-engineered mutations to H5N1, the virus that causes bird flu, will be published in full in the journal Science.?Bruce Alberts, editor in chief of the journal, announced the decision February 17 after the World Health Organization recommended the complete, uncensored publication of the study and another submitted to appear in Nature. The studies describe the creation of strains of the virus that can spread among mammals as normal flu does, presenting the potential for a worldwide pandemic. Though the naturally occurring form of the virus rarely infects humans, it kills about half of the people who get infected with it. The decision to publish the full results, announced at the meeting, runs contrary to that of recommendation of the U.S. National Science Advisory Board for Biosecurity, which in December called for redacted publication of the studies. The advisory board cited such concerns as the possible use of the studies? methods to make a bioweapon. Alberts said that he will follow the WHO recommendations instead of proceeding with an initial plan to publish a redacted version in mid-March. ?The aim is to publish a full version of the paper without redaction,? Quoting Management: ?Fourth quarter 2011 demonstrated the strongest quarterly revenue and EBITDA margin performance since our Verizon acquisition? said Maggie Wilderotter, Chairman & CEO of Frontier Communications. ?We also finished a successful four state conversion, started the prep work for the additional nine states to convert in March 2012, and delivered annualized synergies of $552 million enabling us to increase our guidance for 2012 to $650 million.?

Key Stats:

The company has now seen net income fall in each of the last three quarters. In the third quarter, net income fell 29.7% from the year earlier, while the figure fell 8.1% in the second quarter.

The company beat estimates last quarter after being in line with expectations in the third quarter with net income of 5 cents per share.

Revenue has fallen in the past two quarters. In the third quarter, revenue declined 8% to $1.29 billion from the year earlier quarter.

Looking Forward: Expectations for the first quarter of the next fiscal year have not changed from 6 cents. For the fiscal year, the average estimate has been unchanged at 22 cents a share.

Jon Secada joins Hepatitis C awareness campaign

MIAMI (AP) ? Three-time Grammy winner Jon Secada wishes his father Jose hadn't kept his Hepatitis C diagnosis a secret.

The Cuban-American singer-songwriter's father died last year from complications related to the virus and failed to get the help he needed in time. Hispanics make up an estimated one-third of the 3.2 million Americans who suffer from Hepatitis C, which can remain in the body for years and severely damage the liver. Yet there has long been a stigma around the illness, because it can be contracted through needle exchange and sex.

Secada will lend his voice Thursday to a campaign to raise awareness among Hispanics about the disease. The American Liver Foundation and the pharmaceutical company Merck ? known as MSD in Latin America ? are sponsoring the campaign.

Jesse Campbell: Daddy Daughter Days

After my daughter Soraya was born, I called my mother and said, "Mom, I don't
even think this child knows I exist." Mom responded, "Baby, she's just breast feeding
right now. Pretty soon, she'll want nobody but you."

A few months passed and Soraya began crawling. One day after feeding, her
mom placed her on the floor and walked out of the room. I remember it like it was
yesterday, looking at her with so much love from far across the room, and thinking that
now was my chance to hold, hug and win over my baby girl. But before I could act, her
mom returned and sat on the floor between the baby and me.

My heart sank. I had missed my chance! Immediately, the child began to crawl,
but this time, when she got to her mother, Soraya crawled right past her and toward her
big sister, my teenage stepdaughter. Oh no! I blurted out "where is this child going" as I
guarded the front door that was but a few feet on the other side of me. Before I could
even finish my question, she suddenly changed direction, and started crawling towards
me. My eyes widened. My heart pounded. Oh my God. She was actually coming to me!
The closer she came the more I smiled. The more I smiled the faster she came, until
suddenly ... she stopped! Holding a suspense filled smile on my face, I watched in slow
motion as she reached out her little arm, placed her hand on my leg and looked up at me
with those big, beautiful, innocent, loving brown eyes as if to say, "I see you -- and I
know who you are Daddy!" My heart smiled so hard that I became flushed with joy. My
voice shot up a few octaves and said, "You're coming to me? You want me? Hi baby girl! Daddy loves you so much." When my ex-wife and I divorced several years ago, I knew that I'd end up raising our daughter. I never planned on being a single dad, but I'm glad that God had a bigger plan. Being a Daddy is the greatest joy of my life. I look back fondly at that day, now almost ten years ago. My happy bundle of joy crawled to me, I took her into my arms, and I haven't let go since. This experience with my daughter taught me that the manifestation of my heart's desire was seriously delayed but certainly not denied. I may not get what I want -- when I want it, but if I keep the eyes of my heart focused on my desire while doing all I know to do, it will come to pass. I thought about having my child; I felt the love for my child and thus, I ended up raising my child. However, I've also learned to be mindful of what I ask for, because now, I know for a fact, that "my wish is God's command." I asked and in time, I received! And I wouldn't change a thing about where, when or how it happened. Everything happened to prepare me for what's happening and yet to happen. Thus began our daddy daughter days.... This is the first time in the Olympics that women will compete in boxing, and Miller, a San Francisco native who still lives, works and trains in the city, is one of eight middleweight contenders from across the country who have been invited to the U.S Olympic Team Trials for the sport.

The double-elimination tournament in Airway Heights, Wash., just outside Spokane, starts today and runs through next weekend.

Miller, who grew up as a street fighter in the Bayview, followed a rocky road to get where she is today ? one of the best female boxers in the United States. And to think she didn?t start training seriously until the spring of 2010 when she signed up for a boxing class at the city-run Mission Recreation Center.

After losing her first bout Monday, but coming back to win her second one yesterday, Ms Miller has to win tonight if she wants to stay alive in the Olympic Trials being held in Spokane, WA.

Coroner seeking Houston medical, pharmacy records

LOS ANGELES (AP) ? The Los Angeles County coroner's office has issued subpoenas for medical and pharmacy records from Whitney Houston's doctors and medical providers, which is standard procedure in such investigations, an official said.

Assistant Chief Coroner Ed Winter said the request is made in virtually all death investigations because it can shed additional light on how people died and whether they had any serious medical conditions.

"We've already contacted a number of doctors with requests for records," he said.

Winter said that at this point, there is nothing unusual about how his office is proceeding with the Houston death investigation and that requests for medical records are requested through subpoenas.

"If somebody even dies in a crash, a blunt force trauma, we will still take medical issues into account," he said.

"Anything helps."

Investigators in the Houston case found several bottles of prescription medication in the Beverly Hills, Calif., hotel room where she died Saturday, although Winter has said they weren't an unusually large number. Detectives have declined to disclose which medications were seized.

Authorities said an autopsy found no indications of foul play or obvious signs of trauma on Houston. She was underwater and apparently unconscious when she was pulled from a bathtub, officials said.

It could be weeks before the coroner's office completes toxicology tests to establish the cause of death.

Medical records have become crucial in celebrity death investigations, including inquiries into what killed actor Corey Haim, actress Brittany Murphy and pop superstar Michael Jackson. Haim's and Murphy's causes of death were not drug-related, the coroner's office determined.

In Jackson's case, state and federal investigators spent months looking into Jackson's medical history and doctors who had prescribed him medication. They decided not to file charges against seven doctors who treated Jackson, although they referred one unnamed physician to the state's medical board for prescribing medications to Jackson under an alias.

Jackson's personal physician, Conrad Murray, was convicted of involuntary manslaughter for the singer's death. He had been giving the entertainer nightly doses of the anesthetic propofol in Jackson's bedroom as a sleep aid but kept no records of the treatments.

Prosecutors and experts said during Murray's trial that his decision not to keep records was reckless and deprived Jackson's family from having a full account of how he died.

Law enforcement can access California's prescription drug monitoring database known as CURES, which contains more than 100 million prescriptions and receives anywhere from 4 to 6 million additions every month. The data culled from pharmacies can determine whether doctors are prescribing outside the course of normal medical practice and see if a patient is getting multiple prescriptions from various physicians, commonly known as doctor shopping.

Gov. Jerry Brown touted the CURES program several years ago when he was attorney general, and under his leadership high-profile investigations were launched into the deaths of Jackson, Haim and Anna Nicole Smith.

In the Smith case, charges eventually were filed against two doctors and her boyfriend-lawyer in connection with her death after the database showed the former Playboy Playmate was receiving a myriad of prescription drugs. A jury acquitted the trio of most to all of the felony counts and a judge dismissed two convictions, while reducing one to a misdemeanor.

Houston died just hours before she was scheduled to perform at producer Clive Davis' pre-Grammy Awards bash. Her family plans a private church service in her hometown of Newark, N.J.

Houston, a sensation from her first, eponymous album in 1985, was one of the world's best-selling artists from the mid-1980s to the late 1990s, turning out such hits as "I Wanna Dance With Somebody," ''How Will I Know," ''The Greatest Love of All" and "I Will Always Love You." But as she struggled with drugs, her majestic voice became raspy, and she couldn't hit the high notes.

Interest in her music has skyrocketed since her death, pushing her songs back on to charts and into heavy rotation on the radio.
